Most of the damage starts above the ceiling

Air conditioning, drains and duct work for West Palm Beach homes — with the attic and garage equipment that causes most of the expensive surprises treated as the main subject.

  • Diagnosis before price. Measured, shown to you, then quoted in writing.
  • Drains taken seriously. Cleared properly, with the float switch tested.
  • Homes and small businesses. Both, with the same instruments.

An air handler in a hot attic is a leak waiting for a schedule

Above the ceiling, an air handler sits in 130°F air with a pan under it and a drain line that has to work perfectly. When it does not, the first sign is usually a stain on the ceiling below.

Answer four questions about yours and the check tells you what to look at, in what order, and what is worth doing before the wet season.

The work

What we are called for

  • It has stopped

Capacitors, contactors, a drain that has tripped the float switch, a low charge, a control board. Tested, then priced.

  • There is water where there should not be

Stains, drips, a full secondary pan. The cooling goes off first and the drain gets cleared properly rather than flushed and hoped for.

  • The house never feels dry

Run time, fan speed and duct leakage decide that far more than the thermostat setting does.

  • It is time to replace

Sized from the house, with the ducts checked, the pan and drain done properly and the commissioning figures written down.

Cooling lost between the unit and the room

An attic here runs far hotter than the outdoor air. Every unsealed joint up there loses cooling you paid for, and a leaking return pulls that hot, humid air straight into the system.

  • SealingJoints, boots and plenums, done properly rather than wrapped in tape that lets go in a year.
  • ReturnsUndersized returns starve the system and make every other symptom worse.
  • InsulationDuct insulation that has come adrift is common and cheap to put right.
  • ProofAirflow measured before and after, so the change is demonstrated.
Questions

Before you call

There is a stain on the ceiling under the air handler. What should I do?

Switch the cooling off at the thermostat, leave the ceiling alone and tell us it is water when you call. It is nearly always the condensate drain, the pan or a float switch that was never tested.

Do drain tablets work?

They slow growth in the line. They do not clear a blockage and they do not test anything, so they are not a substitute for having the line cleared properly once a year.

What is a float switch and do I need one?

It is a small switch that shuts the cooling off before water overflows. On any unit above living space it is the cheapest protection there is, and ours is the check that tells you whether yours is doing anything.

Why does the house feel damp when the thermostat says 74?

Because moisture leaves only while the system runs. Oversized equipment cools quickly, shuts off and leaves the water behind — sizing, fan speed and duct leakage are what change it.

Do you work on commercial suites?

Yes — offices, clinics, salons and retail units, including the air handlers hidden above ceilings that nobody has looked at since the fit-out.

Which areas do you cover?

West Palm Beach, Riviera Beach, Palm Beach Gardens, North Palm Beach, Lake Park, Jupiter and Royal Palm Beach.
